Colonial Heritage
Colonial Heritage is a gated 55+ community in Williamsburg with no shortage of things to do. The community is built around an 18-hole 
Arthur Hills championship golf course and features a 25,000-square-foot clubhouse where residents can meet up for activities or grab a bite to eat. Indoor and outdoor pools allow for year-round swimming, while tennis, pickleball and bocce courts provide even more options. The clubhouse also has an arts and crafts space and a workshop, along with two restaurants. The Heritage Bar & Grille is a casual spot to grab food and drinks with views of the golf course, while The Heritage Room offers a more formal dining experience.
Colonial Heritage has roughly 1,800 homes, most of which are single-family, though there are some attached options as well. Depending on the home, you may find two to four bedrooms, multi-car garages and additional space in the basement. Prices generally range from the $400,000s into the $700,000s. The HOA fee is $335 a month, covering gated security, common-area maintenance, snow removal and trash pickup, among other services. Homeowners are responsible for their own lawn care, and golf memberships cost extra.
The Settlement at Powhatan Creek
New homes continue to pop up in The Settlement at Powhatan Creek, a growing 55+ community with both single-family homes and attached villas. Most of the community’s existing homes were built between 2008 and 2017, with two to four bedrooms and many featuring a first-floor primary suite. You’ll find a mix of single- and two-story properties, with resale prices ranging from the upper $400,000s into the $700,000s. Ryan Homes is currently adding new attached villas with three- and four-bedroom floor plans, with prices starting in the mid-$300,000s.
Much of the action happens at the 15,000-square-foot Residents’ Club. It features indoor and outdoor swimming pools, a fitness center and a ballroom for events. Residents can also play billiards and tennis or take a stroll along the community’s walking trails and pond. Monthly HOA fees run roughly $315 to $325 and cover lawn care, common-area maintenance, gated security, the Residents’ Club, snow removal, trash pickup and other services.
Villas at Five Forks
With just 90 homes, Villas at Five Forks is the smallest of Williamsburg’s three 55+ communities. The condominium community is made up entirely of attached villas built between 2008 and 2013. Homes have two or three bedrooms and two-car garages. Some floor plans keep everything on one level, while others add an upstairs guest suite and additional living space. Home prices typically range from the $400,000s to the $500,000s. The monthly association fee is around $500 and covers water and sewer, snow removal, lawn care and exterior maintenance.
Homeowners also get access to the community’s clubhouse and heated outdoor pool. Inside the clubhouse, you’ll find a fitness room, billiards and space for community events. Walking trails wind through the community and around ponds, while a grilling area offers another place to gather.
