One of the "least exciting", yet necessary, steps to selling your home is meeting with your agent to do listing paperwork. It will take a few hours to review the entire listing packet, so it is always good to plan accordingly.
If you prefer, your agent can email you the documents in advance to review. You can also complete and sign them electronically if you like. Once the listing is input into MLS, you will have a chance to review it….make sure to proof it carefully as there are many details and administrative data entry mistakes can happen.
All parties involved in the sale/on the current deed will need to be present to sign (or via separate email address to sign electronically). If the property is an estate or held in a trust, your agent will need to verify authority to sell; please be sure to advise them if this is the case and they will let you know what additional paperwork will be necessary (copies of the trust or a death certificate, etc.). If any party will not be present and will be signing via power of attorney, make sure you provide your agent with a copy of that document in advance to review.
In addition, you will need to give your agent an extra house key that you have verified works.
And lastly, if you have a survey or appraisal from when you purchased or refinanced, a copy would be helpful for your agent's files.
