When selling your home, our goal is to make your home look like a model home as much as possible. By de-personalizing it, the new buyer can envision themselves living there. It can be a challenge to “disconnect” from your home, especially if you’ve lived there a long time…but, you want to think about it as merchandising a product on a shelf.
We recommend that you “pre-pack” as much as possible; you’re going to have to pack anyway…why not get a jump on it? Renting a storage space for 6 months is a convenient way to manage the packing process. Next, your home should have a clean and fresh look. If at all possible, remove wallpaper and paint walls a neutral color (we recommend Sherwin Williams Believable Buff, with white trim). Return only a few pieces of art per wall, large framed mirrors can make smaller spaces appear more spacious. Thin out furniture as much as possible – your objective should be a minimalist look. You want prospective buyers focused on the features of your home and not distracted by your things. This also helps to create compelling photos, and make your rooms look as large as possible. Remove any window coverings that are not necessary (like shears), to let as much light in as possible. Remember, how we market a home is not how we live in it.
Things to do before your listing is active:
*Clear the refrigerator of photos and magnets
*Organize children’s toys and games
*Remove most knick knacks (a good rule of thumb is one thing on each surface, like one lamp on an end table)
*Clear the counters of everything but essential small appliances
*Pare down closets (things off the floor, space between hangers)
Putting your home on the market can be overwhelming, so we’ve prepared this guide as an overview of what you can expect each step of the way when you list your home with Liz Moore & Associates.
