In some cases, I will recommend an up front appraisal and/or home inspection when selling your home.

We will call you to set up the appointments for the Appraiser and the Home Inspector to come by and do their inspections. You don’t need to be home, but it is important that they have access to electrical panels, the attic and the crawl space, and any outbuildings (sheds/garages) so if you need to move some furniture or leave separate keys, please make sure that you do so. It takes them between 5 and 7 business days to complete their reports, so as soon as I have them in hand, I’ll call you to come into the office so we can review them.

A couple of thoughts about these inspections:

• Remember that appraisers approach price a little bit differently than buyers do. Their report is a snapshot in time, based on a look backward for the past 6 months, and considering only similar properties that have sold and closed. Because we will need to position your home to be competitive with what’s active on the
market, I may recommend that you list at a value different from the appraisal. It really depends on the overall analysis, and we’ll talk about that when we meet.

• The pre-listing home inspection is designed to pinpoint any major issues of which you were unaware, to give you the option of correcting anything that may be an impediment to sale or in the spirit of full disclosure to the buyer. All home inspectors are different, and it’s conceivable that the buyer’s home inspection, if they elect to have one, will turn up a few additional things. We will discuss this in detail once we have the report in hand, including my suggestions on which repairs, if any, you should make. Please note that I am required by law to disclose any repair issues with respective buyers.
