1.  Price Reduction Paralysis - Work with your agent to put a price adjustment action plan and timeline in place before the chance of panic of a low ball offer, of not selling at all, of future plans bring ruined, ever sets in.

2.  Excessive Attachment - To you, your home is the place where your daughter took her first steps, the place where you carried your bride over the threshold, maybe even the place your parents built with their bare hands, but that is not the case with the potentiasl buyers.  Buyers don’t know the emotional value your home holds for you. If you truly want to sell your home, you must try and release yourself, as much as possible, from your emotional attachment to it.

3.  Celebrating Too Soon - Multiple offers and above-asking sales prices can happen, just be sure not to let the possibility of those scenarios  put you at a disadvantage.  Be sure to stay diligent on price reductions, maintaining your home, and staging while the property is still on the market.

4.  Price Confusion - A home’s fair market value is defined by what a qualified buyer will pay for it at a given moment in time.  Be sure not to base your price on how much money you need to fund your next home purchase or your next move.
