Are you a seller with a vacant house on the market?  Now is the time to get creative and set your home apart from the competition!

When potential buyers are touring the home, they get to see “the bones” of the house…which is what they are buying.  They don’t have the opportunity to be distracted by furniture that doesn’t fit their taste, arranged in a way that does not fit their lifestyle.  They aren’t faced with the temptation to be making a mental list of all of the things they’d do differently, instead of focusing on what the house has to offer.  However…

A vacant house can be a bad thing.
If a potential buyer cannot picture “their stuff” in your house, they may move on to the next property.  While the potential buyers are not given the opportunity to be distracted by your loud, outdated, floral sofa, they might be distracted by, what looks to them as a big, boring, square open space.  It is very hard for buyers to get the warm and fuzzy home feeling, when there is nothing in the room to convey that.

So what do you do?
Get creative!  If you plan on selling your home vacant, start thinking about how you can help potential buyers see themselves living in your house.

One way to do that is to hire an interior design firm to put together some design boards for you to set up in your house.  A board showcasing paint colors, fabric designs for window treatments and upholstery options can get that buyer focused on how they will use the room.

Another option is to take advantage of websites like Pinterest.  Finding photos of completely furnished rooms and displaying them in your house can help the buyer picture what the rooms will look like once they move in. 

Lastly, you can bring a few furniture pieces into your house to help buyers picture the purpose of each room.  You can rent furniture for a weekly fee, or you can hire a home stager who can bring their own pieces in.
