Looking for a home for sale in Williamsburg, York County, or Poquoson?  Then you had better strap on your skates!  The market has been heating up for months, but now that Spring is here, we are experiencing a frenzy in some pockets of the market much like 2004.local real estate market

Well positioned (priced right!) listings in good condition are moving quickly, and in some cases inviting multiple offers.  While we’re not yet seeing buyers bidding above list price, we are definitely seeing strong offers and flexible negotiating.  This comes as a welcome respite for market weary sellers, but is a bit intimidating for buyers who are used to being in the driver’s seat.

During a market transition, it is especially important for both buyers and sellers to have experienced representation to help them be objective about their strategy.  Navigating home sale contingencies (should I buy or sell first?), selecting the right financing, working through home inspection repair issues, and many other factors are part of the overall offer picture.
