According to recently released market summary figures (RE Stats from Williamsburg multiple listing service, September, 2012), the median sold price for home sales in Williamsburg for August rose over 8% from a year ago.  At $282,500, the median sold price showed a significant gain over last August’s $259,995.  Year-to-date numbers also show a positive trend in appreciation, with an almost 4% gain from $275,000 this time last year to $285,600 last month.September Home Sales resized 600

When viewed as a five year trend, there definitely seems to be some upward momentum in Williamsburg home values.  It is important to note that median sold price trends are affected by which price segments are experiencing the most activity.  In August, that was the $225,000 - $325,000 bracket, which experienced over 28% of the overall closings.  The median sold price in Williamsburg in August was actually down slightly from the prior month, as it was $305,000 in July of 2012.
